He championed the "Victory Park" chain of parks that now border the Pasadena Freeway. The parks were paid for by local residents, many of whom strongly objected. He paid the political price for this, and along with not supporting the politics of Mayor Crtyer, was nudged out of running for re-election in the 1927 race. His seat was taken over by William G. Bonelli, a professor at Occidental College.
He died after exiting a street car at 5th and Broadway when he was struck by a fatal heart attack. He lived at 5116 Meridian, Highland Park.
