Maria Rita Villarreal was one of eight children of Gregorio Villarreal and Maria Ysidora Ramirez. In 1872, her father Gregorio purchased the "La Encantada" and "Encino del Pozo" land grants. The two land grants adjoined each other and comprised nine leagues of land, or a total of 39,855.6 acres, in present day Brooks County, Texas.

In 1876, Maria Rita married Ponciano Longoria, whose father Juan Longoria had purchased in 1873 one league of land in "La Encantada" from Maria Rita's father. Through Maria Rita's inheritance and Ponciano's inheritance and their joint land purchases they came to own over 5000 acres in southern Brooks County. Ponciano named the ranch he established Santa Rita in honor of his wife.
